    Denver CO Real Estate Worries Continue - Or Do They?

    Are the prices of real estate in Denver CO down for October of 2007? This entirely depends on where you might be looking to purchase.

    October median single family home prices continued to fall from September's figures. October 2007 say prices fall about four and a half percent, just slightly less than September's decline. Most of these drops in prices is due to the size of the housing inventory, what some would call a "glut" in the Denver CO real estate market.

    So, what is the median price for single family homes in October of 2007 in Denver CO? Just around $235,000. The average price was closer to $290,000. Condo pricing dropped nearly five and a half percent from September's prices and over eight percent from August's prices.

    A silver lining, though, for those watching the Denver CO real estate market is that October saw the sale of more single family homes and condos than in the previous two month. Could this increase in buyer activity be signaling a turn around in the market, or is it more likely people wanting to make their decisions before the weather turns really cold?

    These general statements are useful when gauging the market in Denver as a whole, especially in comparison with other big city markets. But, if you look hard enough, you can find specific locations in the Denver CO real estate market that are still hot- even in November! East Washington Park has experienced more than a ten percent increase in prices from last year. The average price for a single family home that sold in this area is nearly to $650,000- a figure substantially above Denver's average. City Park in Denver, CO is also experiencing rising home prices- by over ten percent from last year. Five Points has seen a similar increase in prices as well.

    If you look closely, you can find great locations in Denver, CO that are hopping and growing. You just have to take the time to find the areas that fit both your budget and your sense of style. Doing this can be difficult for someone who has never been to Denver, so take the time to do your research before getting in the car and driving all over our great city.
